What is a Cooperative Manufactured Home Park?

A cooperative manufactured home park—also known as a resident-owned community—is a unique form of housing where residents collectively own the land and actively participate in managing the community. Members own their homes, lease their lots from the co-op, and have a voice in decisions that impact the community’s future. Governed by a volunteer board, the co-op is structured to maintain long-term affordability for low- to moderate-income residents. Living in a co-op means sharing both the benefits and responsibilities of ownership, including participation in meetings, volunteering, and following community rules.

Please review the documents below before making an offer on a home. Once you have an accepted offer on a home at Two Rivers, you may apply through our property management company, Cooperative Management, Inc (see  their website for more information). 

Screening Policy

To keep our community safe and stable, all applicants go through a screening process. This includes background checks for criminal history, creditworthiness, rental history, and references. The goal is to ensure new members will be responsible neighbors and meet financial obligations.

Community Rules

Our community rules are designed to promote safety, respect, and a clean, peaceful environment. They cover things like noise, parking, pet policies, yard upkeep, and common space use. All residents are expected to follow these rules to help maintain the quality of life for everyone.

Lease Agreement

Each member signs a long-term space lease for the lot their home occupies. This agreement outlines your rights and responsibilities as a homeowner in the community—including monthly lot rent payments, maintenance expectations, and adherence to community rules. The lease is tied to membership in the co-op.

Bylaws

The bylaws are the foundational rules for how our cooperative is run. They define how decisions are made, how the Board of Directors is elected, how meetings are conducted, and how members can vote on important matters. As a member, you'll have a say in shaping the future of the community.

Cooperative Management, Inc. (CMI) is the property management team that supports TRHC. They specialize in working with resident-owned communities like ours, helping with everything from finances and vendor coordination to keeping things running smoothly day-to-day.
 

Led by Tamie Kaufman, CMI brings years of experience in community-focused management. They’re here to help the board manage responsibilities and ensure residents get clear communication, timely support, and easy access to things like online payments and community updates/support.
 

If you’re buying a home in TRHC, you’ll work with CMI to complete your application—but only after your offer has been accepted.
